![]() Units will have either a private fenced backyard, patio or balcony. Rosewood Court will have ceiling fans, window coverings, a community room, a common laundry area, a playground, a multiuse sport court, bike storage and a community garden. They will assist any qualified veteran household through the use of staff from its Supportive Services for Veteran Families Program (“SSVF”) in Northern Arizona and through a partnership with the Madison Street Veteran Association which will include case management, personal financial planning, assistance applying for VA and other benefits childcare, transportation, emergency assistance and referrals. Seniors will have access to on-site wellness and nutrition classes and health screening as well as an on-site service coordinator at least 40 hours per week. On-site services will include after school education assistance programs, computer training classes, job training, search assistance and/or job placement, and financial literacy classes. ![]() The residents will be steps away from a light rail station and two Metro Valley bus routes traveling East/West and North/South. This project will give preference to veterans. This project was designed to attract families and seniors. The units will be set aside for households with incomes falling between 40 and 60 percent of the area median income, and will also include one manager unit. Upon the completion of the project, there will be 49 low-income units comprised of 12 one-bedroom units 21 two-bedroom units and 16 three-bedroom units, plus one two-bedroom employee unit. Domus community amenities include a great, courtyard pool and spa, a 'real' fitness center (I emphasize this because so many communities have a fitness center that really serves no purpose other than giving the developer an excuse to advertise the fact in other words those gyms suck), an entertainment/party room with a full kitchen, a game. The City qualified this as a blighted project and despite the current condition of the property (abandoned and boarded up), there were nine residents at the time of the acquisition, which required relocation. Built on land that previously held substandard housing units, including mobile homes manufactured in the 1960’s, a four-plex and several single family residences built in the mid 1960’s, the project included full demolition and new construction. Rosewood Court is the first phase of this development. A project that was funded in 2015 from the General Pool with Low Income Housing Tax Credits and was developed by Domus AZ LLC with a co-developer of H4H Development, LLC. Most professionals and companies in the sector seem to be busy, which is a great indicator.On October 26th, a ground breaking ceremony occurred for Rosewood Court. There are new hotels that are rising around the city of Philadelphia, which seems to be a big trend. The outlook for Philadelphia’s construction sector seems very positive. Minorities comprise between 30 and 40 percent of the workforce on our jobs. We actively participate in community outreach and advertising to increase minority participation for all our projects regardless if it’s a requirement. What actions are you taking to ensure diversity in the workplace?ĭomus has a strong and long history of diversity. The modular process is also friendly to the environment since it provides more ways to control waste. It’s a good marketing tool because 120 units out of 198 are modular and a lot of people are very interested in seeing the process of installing them in real time. Domus introduced live streaming construction in 2019, beginning with our Dwell at 2nd Street project. Modular construction and smaller, efficiency-style apartments are trends we’ll continue to see in Philly. What key trends have you observed in the sector? One hundred and twenty of the units will be modular, which is a concept that seems to be getting more of a push in Philadelphia because of increasing construction costs.
